Senior living is inherently an impact asset class. We measure ourselves against how well residents live, how well caregivers are supported, and how responsibly capital is deployed.
Our Framework
Impact is measured with the same rigor as return.
Our ESG framework is embedded into underwriting, asset management, and quarterly reporting — not published as a standalone brochure. Every fund reports against these standards to its Limited Partner Advisory Committee.
Building performance and stewardship
- ENERGY STAR benchmarking on every operating community
- 25% reduction target in energy intensity by 2032 (baseline 2024)
- LED retrofits, high-efficiency HVAC, and low-flow water fixtures at repositioning
- Native, drought-tolerant landscaping and therapeutic gardens
- Electrified back-of-house where grid emissions justify it
Residents, families, and the workforce
- Living-wage floor for all frontline caregivers, indexed to local market
- Tuition reimbursement for CNA, LVN, and RN advancement
- Annual resident and family satisfaction survey, published to LPs
- Third-party clinical outcomes audit on every stabilized asset
- Zero-tolerance policy on discrimination and workplace harassment
Oversight and accountability
- Independent Limited Partner Advisory Committee on every fund
- Annual third-party audit by a Big Four firm
- Whistleblower hotline with anonymous escalation to Audit Committee
- Written conflicts of interest and allocation policies
- Cybersecurity program aligned to NIST CSF 2.0
